City of Plano: McCall Plaza Replat
Project Description
SPI was contracted by the City of Plano to provide survey services for the McCall Plaza Replat project.
This project included development of a Replat, Site Plan, Landscape Plan, and topographic survey of the McCall Plaza property, which is located on the east side of the Dallas Area Rapid Transit (DART) railroad tracks between 14th Street and 15th Street.
McCall Plaza is directly adjacent to 15th Street and is contained within the Final Plat of “J Avenue R.O.W. Dedication”, which is a 1.1126-acre parcel. The Final Plat for this property (“J Avenue R.O.W. Dedication”) was platted in 2019; however, it was platted as a single lot (total right-of-way dedication to the City).
Subsequently, the City determined that the McCall Plaza area (adjacent to 15th Street) should be replatted as its own lot. This direction, and in accordance with City of Plano subdivision regulations, required the development of:

A Preliminary Plat

A Final Plat

A Site Plan for the area

A Landscape Plan document
SPI utilized the services of a landscape architect subconsultant for the development of the Landscape Plan.
In addition, the City requested a Legal Description and Exhibit document be prepared for the patio and sidewalk area at the southeast corner of the “J Avenue R.O.W. Dedication” plat, adjacent to the southwest corner of Southern Land Phase II Addition, for future replatting purposes by the Southern Land Phase II Addition property owner.
SPI completed a boundary survey of the area properties for preparation of the Preliminary Plat, Final Plat, and the Legal Description and Exhibit, along with a topographic survey in order to prepare the Site Plan and Landscape Plan.
